Spring is happening!&amp;nbsp; The flowers are beginning to bloom and the leaves are coming out on the trees.&amp;nbsp; It is the beginning of a gorgeous time of year.
The Eugene and Springfield Real Estate market also seems to be awakening from Winter.&amp;nbsp; There are more buyers out looking right now than there has been in months.&amp;nbsp; If this starts turning into sales, we should see a marked improvement in homes sales over the next several months.&amp;nbsp; Mortgage interest rates have been on a roller coaster ride over the past week, but still remain extremely favorable with 30 year fixed rates in the low 6% range.&amp;nbsp; Look for these rates to continue their up and down ride over the next few months.

Sunday was another Spring like day!&amp;nbsp; We will take all we can have.
Mortgage loan interest rates climbed steadily for about a week and then dropped slightly at last weeks end.&amp;nbsp; With the poor economic news nationally, look for the Fed to drop short term rates again.&amp;nbsp; This could have an effect on mortgage interest rates and send them on the decline.&amp;nbsp; It has been a roller coaster.
The mortgage rate situation has had little impact on local home sales, where the average time on the market remains at about 92 days.&amp;nbsp; The climate is remaining very attractive for home buyers.&amp;nbsp; Look for home sales activity to pick up if rates decline again.

Look for the Fed to drop short term rates again this week.&amp;nbsp; A bumpy ride with the bond market last week sent mortgage loan interest rates on the increase.&amp;nbsp; Rates did not jump considerably, but any increase at all is not good news for the already sluggish national housing market.&amp;nbsp; 
The mortgage loan situation continues to be tough.&amp;nbsp; If you are considering either a home purchase or the refinance of your existing home, be cautious.&amp;nbsp; You will want to do your research and also do some shopping for the best rates, lowest fees and good advice on what loan program is best for you.&amp;nbsp; If you should need help with this, just hit reply to this e-mail and ask for lender information.&amp;nbsp; I would be glad to furnish you with a list of very good mortgage brokers in the Eugene and Springfield area.

It looks like we have some better weather here for a few days!&amp;nbsp; We welcome what we can get this time of year.
In a recent report on the current national Real Estate market, it looks as if our current market situation may be around longer than we first thought.&amp;nbsp; It is now being predicted that our market down turn will most likely last for about 3 more years.&amp;nbsp; The part nobody can answer though is whether we have hit bottom yet or not.&amp;nbsp; It is possible that we have bottomed out and we will now just experience a flat market. Some experts believe it hinges on what happens with mortgage rates.&amp;nbsp; Any uptick in rates could set the market into further decline.&amp;nbsp; So, buyers who think they will wait this thing out longer and get an even better deal on a home purchase are gamblers. The combination of Lower prices and attractive mortgage interest rates may not improve from where they are today.

Nationally, the housing market had it's worst performance in 25 years last month.&amp;nbsp; Locally, we continue to dodge the bullet that has hit the national market.&amp;nbsp; The recent drop in mortgage interest rates actually is breathing some new life into home sales in our area.&amp;nbsp; If you are considering the sale of your home, I would not wait much longer.&amp;nbsp; It would be wise to take advantage of our recent upswing.

Mortgage interest rates continue their slow decline.&amp;nbsp; Will the housing market react?&amp;nbsp; This is a very good question. The Federal Government does not feel confident that the current low rates are enough and they will continue to drop their short term rates.&amp;nbsp; This does not always have an immediate effect on long term rates, so the jury remains out on what the future will bring us with mortgage rates.&amp;nbsp; Watch closely because the Real Estate market may just surprise us all in the next few months.

It was certainly nice to see sunshine on Sunday!
Nationally, the housing market continues to slump.&amp;nbsp; Look for the Feds to make further moves to kick start housing by dropping the prime again. Also, look for a substantial drop this time.&amp;nbsp; How much effect this next drop has on mortgage interest rates is yet to be seen.&amp;nbsp; Rates are already at a 3 year low and a further decline can do nothing but help at this point.&amp;nbsp; Negative press on the availability for mortgage financing is somewhat exaggerated.&amp;nbsp; There are plenty of good loan programs out there for those who qualify.&amp;nbsp; The sub-prime loans that were feeding financing to those who were at very high risk are the loans that are gone.

            The Holiday bustle is over and it's now back to life as usual.&amp;nbsp; It is also that time of year that we traditionally see the Real Estate market pick up steam.&amp;nbsp; Here in the Eugene and Springfield area we have not wasted any time in picking up the pace.&amp;nbsp; One large reason for a surge in activity comes from the fact that mortgage interest rates have steadily decreased over the past several weeks.&amp;nbsp; As of the end of last week I was seeing 30 year fixed conventional loans as low as 5.5%.&amp;nbsp; This is the lowest level in years and buyers are learning that this combined with lower home prices and a very nice inventory of homes to choose from has given them a great opportunity.&amp;nbsp; This trend will do nothing but improve if interest rates continue their decline. or even remain steady.

It now appears that the Eugene and Springfield area will hit 2008 with some renewed energy in the Real Estate market.&amp;nbsp; We have certainly watched a significant increase in both the number of buyer calls and showings on home we have listed for sale.&amp;nbsp; This trend has picked up steam over the past 3 weeks, which is typically a much slower time of interest due to the Holiday's.&amp;nbsp; Over this same time period we have also sold a number of homes that have been on the market for extended periods of time.&amp;nbsp; This is good news for a market that was in steady decline.
If you are considering selling a home in 2008, the first quarter may very well be your best bet.&amp;nbsp; If you wait for the trees to bud and the flowers to bloom you may miss the best part of the 2008 market for home sales.&amp;nbsp; Waiting for Spiring/Summer could cost you time and money.

If you have not had the opportunity to view the Christmas lights in our community this year, you need to take the time to do so.&amp;nbsp; They are spectacular!
Buyer interest in homes for sale in our area continues to rebound. Even at this time of year, when we typically see little interest the numbers of home showings continues to increase.&amp;nbsp; This is a good indication that the first quarter in 2008 will see an increase in home sales.&amp;nbsp; With mortgage loan interest rates continuing their decline, this could signal the bottoming out of the slow down in home sales for Eugene and Springfield.&amp;nbsp; It's hard to hit the market right, but my suggestion to anyone interested in buying is to not wait a moment longer.&amp;nbsp; Thinking that home prices could become even more attractive down the road could be a mistake.

Mortgage interest rates continue to decline.&amp;nbsp; Last week I saw some 30 year fixed loans at 5.5% to 5.6%.&amp;nbsp; This is the lowest these rates have been in several years.&amp;nbsp; Over the past several months, I have been telling prospective home buyers that this is the time to act.&amp;nbsp; You may not see the market get any better for purchasing a home than what it is right now.&amp;nbsp; Good markets are hard to hit and many times we wait to see if they will get even better and then miss the chance to really hit it right on.&amp;nbsp; It's impossible to predict the future, but we just very well may be a that point&amp;nbsp;where you want to think about making your home purchase.

It was an exciting Civil War football game on Saturday!&amp;nbsp; Thank goodness the storm did not arrive until Sunday.
National statistics show that we are currently in the largest housing slump in decades.&amp;nbsp; Locally, we are still on the positive side for home prices and even though the market has slowed we are not experiencing the same market conditions that many parts of the country are seeing.&amp;nbsp; This shows that there can be a significant difference in markets from area to area.
My experience to date has been that the homes we put on the market for sale will sell as long as the home is priced correctly for this market.&amp;nbsp; Homes with inflated sales prices will sit without selling.&amp;nbsp; Time on the market certainly is longer here, but the fact is that homes are selling and there are some whopping great buys out there if you are interested in purchasing a home.&amp;nbsp; Don't be afraid to take advantage of good local market.

Nothing like a little bit of chilly Winter weather to help us feel in the Holiday spirit!&amp;nbsp; Christmas is just around the corner.
This message is specifically for anyone who has purchased a home with an adjustable rate mortgage, (ARM).&amp;nbsp; If your loan is due to adjust within the next 24 months and you plan on living in your home past that time period, it would be a very good idea to think about a refinance of your existing ARM loan right now.&amp;nbsp; We know that rates are good today and this would take the gamble out of potentially higher rates at the time of your ARM rollover.&amp;nbsp; If your current lender is offering deals, take a hard look, but also shop around.&amp;nbsp; I have a list of some very good and competitive lenders.&amp;nbsp; If you would like a list of these lenders, send me an e-mail.
